After Sales and Planned Maintenance Manager - Main Contracting



Brief Outline:

Reporting to the Operations director, the job-holder is responsible for managing the planned maintenance of existing client’s houses and new build developments. In addition the role includes managing general maintenance of existing client’s properties and any small works they may wish to undertake. Undertake retention works relating to main contracts on completion of the defects liability period


About the Client:


A long established building contractor specializing in high end residential work in London and Surrey. We are therefore looking for an enthusiastic, pro active, commercially minded contract manager to bring their experience of running multiple unit schemes to our team


About the Role:


* Short-term Planning and Monitoring: To oversee the planned maintenance contracts to ensure all visits are being carried out on time and any remedial works that are required as a result are planned and undertaken in timely fashion
* Procurement: Liaise with Senior Buyer re site supply only and specialist requirements, specifying deadlines. Ensure enquiries are sent to sub-contractors and suppliers so that orders can be placed in time to meet programme
* Finance: In conjunction with the Financial Controller, monitor maintenance contract fees, job costs and progress against budget. Make sure valuations are submitted on time
* Client Relations & Liaison, Maintain a flow of timely information to the client as to progress and cost of any small works that are undertaken. Obtain agreement to variations if necessary
* Operations and Work-force Management: Monitor organisation and methods to ensure maximum efficiency. Set common operational standards. Ensure that an adequate workforce is available to enable completion of contracts to programme, whilst minimising payroll cost
* Quality Control and Compliance: Ensure quality control is implemented and company standards are met
* Health & Safety Compliance: Monitor site practices and routines to ensure compliance with relevant legislation and regulations, including the company H & S Policy, to minimise the likelihood of accidents and the resulting fines and compensation claims


About the Candidate:


* The holder of the post will have a high level of attention to detail and building knowledge ensuring the highest standards of property maintenance
* The successful candidate will be expected to have excellent communication skills, be computer literate and well versed in Microsoft Excel, Word
* It is important that the post holder is capable of managing their own work loads and his team and have the ability to take initiative, identify priorities and implement actions
* Carry out such other duties as are consistent with the job-holder’s knowledge and skills and are necessary to satisfactorily run the maintenance contracts and small works
* You will hold a high level of attention to detail ensuring the highest standards of property management and operations are maintained
