Property Manager – Block – London. Our Client, a prestigious and growing firm of Block Property Managers in Central London who have a good reputation and offer a quality service and value for their clients, are looking for a new Block Property Manager to join their team.
The Role will primarily be responsible for delivering a quality property management service, maximising fee income for your portfolio and undertake client care and liaison.
Duties will include:
- Arranging training and recruitment for on-site staff, particularly Health & Safety matters.
- Responsible for one to one appraisals and meetings with on-site staff (external) personnel (caretakers, porters, housekeepers etc.).
- Producing the annual service charge estimates for individual properties, and ensuring client agreement is obtained.
- Undertaking periodic financial reviews of expenditure versus estimate and cash-flow implications.
- Reviewing of service contracts and agreeing service levels, identify necessary preventative maintenance, and pre-authorising expenditure within agreed parameters (certainly within the confines of ‘Section 20’ thresholds for works and long-term agreements).
- Reviewing the costs of maintenance to the buildings in their portfolios on a regular basis, with the intention of identifying opportunities for proactive maintenance and adjustments to the major works programme, providing value for money to the client.
- Ensuring basic risk assessments of each buildings are undertaken.
- Ensuring that relevant service contracts are in place, e.g. for boilers, lifts, entry phone, television aerials, drains, security, roller shutters, fire protection,
- Responsible that fee income is maximised across the portfolio and that the management fee is re-negotiated as per the frequency of the particular management agreement and that all work outside of these contract terms is charged by agreement.
- Responsible for the appointment of building surveyors whether internal or external, providing ‘Section 20’ notices when required.
- Dealing with leaseholders’ alterations requests (licences to alter), ensuring that the appropriate surveyors / engineers / solicitors are engaged.
The Person: To apply, you MUST have experience of working for a residential block firm/department at a Director level and have a good, solid understanding and experience of service charge budgets, section 20 notices and general property/estates management experience is essential. You will be a highly organised and dynamic individual who possesses excellent communication skills (verbal and written).
