Block Property Manager


Our client, a rapidly expanding company, specialising in the management of leasehold property is recruiting an experienced residential block property manager to join its Southern team. The role would suit a dynamic property manager looking to progress their property career within a growing, friendly and professional company where ongoing training and professional development is encouraged. Already experienced in residential block management it is likely that the successful candidate will already have professional qualifications, if not, they will fully support the attainment of MIRPM qualification.


The successful candidate will be responsible for the management of a residential portfolio in South East London (eg.,Bromley, Croydon and surrounding area) ensuring that the management is carried out in a professional and effective manner ensuring all legislative requirements are met.


The successful candidate will have a good working knowledge and experience of the section 20 process, service charge budgets and Landlord & Tenant legislation. The portfolio to be managed is varied and comprises a mix of properties from new build developments to a number of small, old or distressed blocks so experience in managing a diverse portfolio with the ability to plan ahead for major works is advantageous.


Key Responsibilities:


·To oversee the day to day management and deal with any other property issues that may arise.


·Ensure effective communications with residents and client, in a timely and diligent manner.


·Manage electronic data and e-mails and ensure all client files are updated. ·Dealing with email and telephone enquiries from lessees, subtenants, contractors and client.


·Circulate information to residents concerning management issues.


·Carry out regular property inspections to ensure all buildings are in good order.


·Produce regular management and property inspection reports.


·Instructing contractors for works of minor repair, maintenance and supervision of works.


·Liaising with surveyors in connection with major works and knowledge of major works process.


·Prepare and monitor annual service charge budgets for the portfolio.


·Prepare and sign off and obtain approval of the weekly invoice folder.


·Liaise with the credit control department to chase for arrears.


·Liaise with property transfer team concerning solicitors enquiry packs. ·Dealing with insurance claims and associated works.


·Ensure compliance with and enforcement of lease terms and statutory requirements.


·Ensure Health & Safety actions are actioned in a timely manner after the audit being issued.


Training / Experience Criteria:


·At least 2-4 years experience in residential block management.


·IRPM qualifications are desirable but not essential, as our client encourages and will support the right candidate to sit the IRPM exams at the earliest opportunity.


·Ongoing training and development will be provided to the successful candidate.


·A good level of IT literacy and a keen eye for detail are required.

·Self-motivation and a self starter who is eager to progress their career with additional academic training.


·To develop skills and have a willingness to build the portfolio to be able to manage your own portfolio without direct supervision.


·A flexible, professional, adaptable and a co-operative attitude.


·Driving licence and own car essential.
